How Often Do You Check Your Mechanical Room? Adam Kern, Owner Official Heating & Cooling Most homeowners only think abut their furnace, A/C unit or water heater when there is a problem. However, by being proactive you can minimize or even eliminate many potential problems. A good rule of thumb is to do a visual inspection 1-2 times per week. The vast majority of equipment will probably never leak, but any time you have valves, threaded fittings and hose clamps, the possibility of a leak does exist. If the mechanical room is above or adjacent to a finished living area. then any leak can become a big problem. That is why a regular cursory inspection should be part of your "to do" list. Typical things to look for are: Check the water heater for any signs of discoloration around the draft hood. Check to make sure there are no signs of moisture on the top of the water heater or on the floor. Make sure the saddle valve for the humidifier is not leaking. Make sure the humidifier drain line is clear and unobstructed. Check fittings on solenoid valve on the humidifier. Check for water on the floor by the furnace, especially on 90% units. Make sure the sump pump works (add water until it starts).
