"Ask Adam" Adam has been in the HVAC industry for over 40 years. He has been involved in all aspects of the business from service to sales. His main interest is in customer comfort. Why You Should Have Your A/C Unit Cleaned & Inspected Adam Kem, Owner Official Heating & Cooling Too many homeowners believe that if the A/C works then you don't have to do anything. Unfortunately, this can be a costly mistake. Regular preventative maintenance will maximize efficiency and mini- mize potential problems if caught early. The following list represents some of the most common problems that we encounter: Damaged wiring - Mice and bugs nest in condensers and some- times will chew through the wires. Earwigs frequently nest in a contactor, which prevents the unit from starting. Low Refrigerant - This can increase energy consumption because the unit has to run longer or it may not cool properly if the level is too low. Sometimes leaks are very difficult to find but every at- tempt should be made to fix it. Condenser Will Not Start - Could be the thermostat, breaker or a wiring problem. Any of these issues are easily found and fixed during an inspection. Frozen Coil - Usually indicative of a lack of airflow. This can be due to a dirty filter, coil or defective blower. A low refrigerant level can also cause a frozen coil. By having your A/C system inspected now in the preseason, any issues found will be fixed and your system will be ready for a hot summer.
